The typical property in BA5

BA5 covers Wells and surrounding villages in Mendip District Council, Somerset. Wells is England's smallest city by population and is dominated by the Grade I-listed Wells Cathedral, Bishop's Palace and Vicars' Close (Europe's oldest continuously inhabited residential street). The city centre is a designated conservation area with very tight planning controls. Housing is mixed: medieval and Georgian terraces in the cathedral close area, Victorian and Edwardian villas on the periphery, and newer estate development around Glastonbury Road and Strawberry Way.

There is no rail station in BA5. Castle Cary (BA7) is the closest mainline option. The A39 Bristol-Bridgwater road runs through Wells. Employment is concentrated in tourism, retail, education (Wells Cathedral School) and local services.

Wells Cathedral School is an independent day and boarding school with origins in the Cathedral foundation. Other schools are Somerset County Council maintained provision. Demographics skew older with a significant retired population.

Mendip District operates only mandatory HMO licensing. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a substantial cost on the medieval and Georgian solid-wall stock in the cathedral close area, where listed-building consent constrains modifications.
