1. Acceptance of Terms

By accessing or using PropertyReportUK ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service.

2. Description of Service

PropertyReportUK provides AI-powered property intelligence reports for residential properties in England and Wales. Reports aggregate publicly available data from government sources, statutory registers, and open datasets. Data is synthesised using AI to produce easy-to-understand narratives.

3. Accounts

• You must provide a valid email address to create an account.
• You are responsible for maintaining the security of your account credentials.
• You must notify us immediately of any unauthorised use of your account.
• We reserve the right to suspend accounts that violate these terms.

4. Purchases & Refunds

• All prices are displayed in GBP and include VAT where applicable.
• Payment is processed securely via Stripe. We do not store card details.
• Reports are digital products delivered electronically. Due to the nature of the service, refunds are provided at our discretion.
• If a report could not be generated due to a technical error on our part, you will receive a full refund.
• You may request a refund within 14 days of purchase by contacting support@propertyreportuk.com.

5. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose.
• Scrape, crawl, or use automated means to access the Service without permission.
• Resell or redistribute reports without our written consent.
• Attempt to reverse-engineer, decompile, or disassemble any part of the Service.
• Interfere with or disrupt the Service or its infrastructure.

6. Intellectual Property

All content, design, and code on PropertyReportUK is owned by us or licensed to us. Reports you purchase are licensed for your personal, non-commercial use. You may share reports with your mortgage advisor, solicitor, or surveyor, but you may not resell or publicly distribute them.

7. Data Sources & Accuracy

Our reports use data from public sources including HM Land Registry, Environment Agency, Ofsted, EPC Register, data.police.uk, Historic England, and others. While we make every effort to present accurate and up-to-date information, data may be delayed, incomplete, or contain errors from the original source. See our Disclaimer for more detail.

8. Limitation of Liability

To the maximum extent permitted by English law, PropertyReportUK shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability for any claim shall not exceed the amount you paid for the specific report giving rise to the claim.

9. Termination

We may suspend or terminate your access to the Service at any time, with or without cause. Upon termination, your right to use the Service ceases immediately. Provisions that by their nature should survive termination (including intellectual property, limitation of liability, and governing law) will survive.

10. Changes to Terms

We may update these Terms from time to time. We will notify registered users of material changes via email. Continued use of the Service after changes constitutes acceptance of the updated Terms.

11. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
