The typical property in BA3

BA3 sits in Bath and North East Somerset and Mendip District councils. The outcode covers Radstock, Midsomer Norton, Paulton and surrounding villages. The area was historically the centre of the Somerset coalfield, with mining continuing until 1973 (Writhlington colliery). Housing is mixed: Victorian and Edwardian miners' terraces in Radstock and Midsomer Norton centres, 1930s and postwar semis on the periphery, and significant newer estate development from the 1980s onwards.

There is no rail station in BA3. The closest stations are Bath Spa (BA1) and Frome (BA11). The A37 and A367 provide road links. The Somerset coalfield heritage means some properties have historic mining records, searches for unrecorded shafts and subsidence risk are advisable.

Employment patterns include commuting into Bath and Bristol, with some local employment in retail and small industrial estates. The Welton bag-making factory and the historic Norton Hill complex are notable. The Norton Hill site has been partially redeveloped for housing.

Schools are B&NES and Mendip maintained provision. Demographics skew towards working families.

B&NES operates additional HMO licensing in defined areas, but BA3 is largely outside the central Bath licensing zone. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a substantial cost on Victorian terraces.
