The typical property in BA2

BA2 covers southern Bath including Combe Down, Odd Down, Twerton, Oldfield Park, Widcombe and the University of Bath campus. The outcode is partly in the Bath World Heritage Site, with parts of Widcombe and Combe Down within the conservation area. Housing is mixed: Georgian and Victorian terraces around Oldfield Park, Bath stone villas in Combe Down, postwar council semis in Twerton, and purpose-built student accommodation around the university campus.

Bath Spa station is in adjacent BA1 and Oldfield Park station provides limited additional service. The University of Bath sits on Claverton Down and is the dominant local employer alongside the Royal United Hospital. The Combe Down stone mines, used historically for Bath stone, were stabilised under a major Coal Authority and Bath and North East Somerset Council project completed in 2010.

Employment is concentrated in higher education, healthcare and professional services. Demographics skew towards students in the Oldfield Park area and working families in Twerton and Odd Down.

B&NES operates additional HMO licensing covering parts of BA2 including Oldfield Park and student-facing streets. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a substantial cost on the Victorian stone terraces.
