1. Not a Survey or Valuation
PropertyReportUK reports are not a replacement for:

- Specialist surveys (e.g., damp, structural, asbestos, drainage).
Any estimated values shown in our reports are algorithm-based estimates derived from public data and should not be relied upon for mortgage, insurance, tax, or investment decisions.
2. Data Sources & Accuracy
Our reports aggregate data from the following public sources:
- HM Land Registry — transaction prices (typically 2–4 weeks delayed).
- EPC Register — Energy Performance Certificates (may reflect previous owners).
- Environment Agency — flood risk data (modelled, not guaranteed).
- data.police.uk — recorded crime data (approximately 2 months behind).
- Ofsted — school inspection ratings (reflects last inspection date).
- Historic England — listed buildings and conservation areas.
- Ofcom — broadband availability and speed data.
- Planning authorities — recent planning applications (where available).
We present this data as-is from the original sources. Data may be delayed, incomplete, or contain inaccuracies from the source provider. We do not independently verify data from third-party sources.
3. AI-Generated Content
Narrative sections of our reports are generated using artificial intelligence. While we strive for accuracy, AI-generated text may occasionally contain errors, misinterpretations, or oversimplifications. AI-generated narratives should be read alongside the underlying data tables and charts provided in each report section.
4. Flood Risk
Flood risk assessments in our reports are based on Environment Agency modelling data and are indicative only. They do not account for local drainage, recent developments, or future climate change projections beyond the model used. For definitive flood risk information, consult the Environment Agency directly or commission a formal Flood Risk Assessment (FRA).
5. Crime Data
Crime statistics are based on recorded crimes reported to police forces and published via data.police.uk. They do not include unreported crimes and are subject to a delay of approximately two months. Crime data is aggregated to approximate locations (not exact addresses) and should be interpreted as an area-level indicator rather than a property-specific assessment.
