Why corporate freeholders matter when you're buying
In England and Wales, most flats and a meaningful chunk of new-build houses are leasehold. The freeholder owns the land your flat sits on. Whoever that is (local family, listed company, sovereign wealth fund or a Jersey-registered SPV) sets ground rent, service charges, lease extension terms and consents.
Knowing who controls the freehold before you exchange contracts changes the questions you should ask. Is the freeholder a Right to Manage company controlled by residents? An institutional landlord with a track record? A pop-up SPV registered to an accountant's office in another country? Each implies a different risk profile.
This data is all in Companies House, but Companies House is keyed by company number, not address. We index it by postcode so you can start with "where am I buying" and work backwards to "who actually owns this".
Methodology
Per-outcode pages list every company whose registered office sits in that postcode district, sourced live from the Companies House public register via their public data API. We flag companies whose names suggest property activity and tag SIC codes 68xxx (real estate). Per-company pages add the PSCs (persons with significant control), charges (mortgages registered against the company) and the official Companies House listing.
Title-ownership layer. Where available, we cross-reference the Companies House register with HM Land Registry's free Corporate & Commercial Ownership Data (CCOD) and Overseas Companies Ownership Data (OCOD) so per-company pages show the specific count of titles each company holds in England & Wales. The Land Registry data is updated monthly; when our snapshot is freshly loaded the "Property titles owned" panel will appear on each company page.
