BA4 covers Shepton Mallet and surrounding rural villages in Mendip District Council, Somerset. Shepton Mallet has a historic market town centre with a designated conservation area covering the central streets and the Grade I-listed parish church of St Peter and St Paul. The town centre has older listed buildings alongside Victorian and Edwardian terraces. Housing across the wider outcode is mixed: village cottages, interwar and postwar semis, and newer estate development from the 1990s and 2000s.

There is no rail station in BA4. Castle Cary (BA7) is the closest mainline option, providing Great Western services to London Paddington. The A37 Bristol Road and A371 Wells Road provide road links. The annual Glastonbury Festival is in adjacent BA6 and brings significant seasonal traffic.

Employment patterns include commuting into Bath, Bristol and Yeovil, with some local employment in cider production (Showerings was historically based here), Anglo Trading Estate and the Royal Bath and West Showground.

Schools are Somerset County Council maintained provision (Mendip District is being absorbed into Somerset Council). Demographics skew towards working and commuter families with a meaningful retired population.

Mendip operates only mandatory HMO licensing. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a meaningful cost on older town centre stock with solid walls.
