How these tools work
Two kinds of tools live here. The calculators (mortgage, stamp duty, rental yield, buy vs rent, conveyancing costs) run pure maths in your browser using formulas published by HMRC, Revenue Scotland, the Welsh Revenue Authority, or our reading of HMLR registration tables. Inputs persist in the URL so you can bookmark and share scenarios.
The lookups (EPC, flood risk, crime, sold prices, council tax) hit live UK government APIs each time you search. Results are never cached, so you always see the freshest data each source has at the moment of the request. The most recent month of sold prices and crime stats typically lags by about two months because that's the lag built into the source feeds themselves.
None of the tools require an account or capture your email. We don't run advertising on tool pages. The free tools exist so you can do honest research before deciding whether to buy a full property report.
