How is council tax calculated in the UK?
Properties in England and Scotland are assigned to one of 8 bands (A–H) based on their estimated value as of 1 April 1991. Wales uses 9 bands (A–I) based on April 2003 values. Each council sets its own Band D rate, then bands above and below are calculated as a fixed ratio of Band D (Band A = 6/9 × Band D, Band H = 18/9 × Band D, etc.).
What council tax band is my house?
Search the gov.uk Valuation Office Agency website (England & Wales) or the Scottish Assessors website (Scotland) for your specific address. The band is also typically shown on your annual council tax bill or your previous owner's bill. Bands are based on what the property would have been worth in April 1991 (England, Scotland) or April 2003 (Wales) — not today's value.
Can I challenge my council tax band?
Yes. You can ask the Valuation Office Agency (VOA) to review your band if (a) you've owned the property for less than 6 months, or (b) you have evidence neighbouring properties of the same type are in a lower band. Roughly 30–40% of formal challenges succeed. Beware: a review can result in your band going UP if the VOA finds it should be higher.
What discounts and exemptions are available?
Single-person discount: 25% off. Full-time students living together: 100% exemption. Property unoccupied because of severe mental impairment: exempt. Property under repair / unfurnished: discounts of 0–100% depending on council policy and length of vacancy. Disability reduction: a reduction to one band lower if certain disability adaptations are present. Apply via your local council.
