The typical property in BH13

BH13 sits in BCP Council and covers Sandbanks, Canford Cliffs, Branksome Park and the south Poole peninsula. Sandbanks is a peninsula at the entrance to Poole Harbour and has some of the highest residential land values in the United Kingdom by square foot, with a meaningful share of properties sold for over £5 million. Canford Cliffs has a slightly more varied stock but still substantially higher than the wider Bournemouth-Poole market. Housing is dominated by large detached villas (many demolished and rebuilt in recent decades), apartment blocks on prime cliff plots, and bespoke architect-designed homes on Sandbanks.

There is no station within BH13. Parkstone station (in adjacent BH14) is the closest option. Sandbanks Ferry runs to Studland (BH19) and the Purbeck peninsula. The Sandbanks Road is the only road access to the peninsula.

Employment patterns include high-net-worth services, retail, and the marine economy. Demographics skew older and significantly more affluent than the rest of the country, with high owner-occupation and a meaningful second-home share.

BCP Council operates additional HMO licensing in defined areas, but conversion is rare given the property values. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a meaningful absolute cost on larger detached properties even where the relative cost is small.
