What is PropertyReportUK?

PropertyReportUK provides instant, AI-powered property reports for any address in England and Wales. Each report compiles data from multiple official sources — including the Land Registry, Environment Agency, Police UK, and energy performance databases — into a single, easy-to-read document with AI-generated analysis and insights.

How does the property report work?

Enter the property address, choose your report tier (Standard, Premium, or Investor), and pay securely via Stripe. Our system pulls data from over 10 official sources, compiles it into a structured report, and uses AI to synthesise key findings. Your report is typically ready within minutes and accessible via a unique link sent to your email.

What data sources do you use?

We pull data from HM Land Registry (sold prices and ownership), the Environment Agency (flood risk), Police UK (crime statistics), EPC Register (energy ratings), Ofsted (school ratings), local council planning portals, and several other official sources. All data is real-time or updated regularly.

Is PropertyReportUK free?

We offer seven free tools — including a mortgage calculator, stamp duty calculator, EPC checker, crime rate checker, flood risk checker, rental yield calculator, and sold prices lookup. Full property reports start at just £9.99 for a Standard report, with Premium (£24.99) and Investor (£49.99) tiers offering more detailed analysis and AI chat features.

How quickly is the report ready?

Most reports are generated within 2–5 minutes. You will receive an email with a link to view your report as soon as it is ready. Premium and Investor reports may take slightly longer due to additional data analysis.

What is included in a Standard report?

The Standard report covers property valuation estimates, sold price history, EPC energy rating, flood risk assessment, local crime statistics, nearby schools and ratings, council tax band, and a brief AI summary of the property.

What extra do Premium and Investor reports include?

Premium reports add detailed AI analysis, planning application history, demographic data, transport links, and access to our AI Chat feature where you can ask follow-up questions. The Investor report adds rental yield estimates, capital growth trends, comparable property analysis, and investment risk scoring.

Can I use the AI Chat feature?

Yes — the AI Chat feature is included with Premium and Investor reports. After your report is generated, you can ask questions about the data, request clarifications, or explore specific topics.

How accurate are the valuation estimates?

Our valuations are generated using recent sold prices, property size, location data, and comparable transactions. They are intended as a guide to help inform your decisions — not as a formal RICS valuation. For mortgage or legal purposes, you should commission a surveyor.

Do you cover Scotland and Northern Ireland?

Currently, our full property reports cover England and Wales only, as we rely on Land Registry and EPC data specific to these regions. Some of our free tools, such as crime statistics, do cover Northern Ireland. We plan to add Scotland and Northern Ireland in the future.

How accurate is the mortgage calculator?

Our mortgage calculator provides estimates based on a standard capital repayment mortgage. Actual rates depend on your credit score, deposit size, lender, and the specific product you choose. It does not include fees, insurance, or solicitor costs. Use it as a budgeting guide and speak to a mortgage broker for formal advice. Read our mortgage affordability guide for more tips.

What stamp duty rates do you use?

Our calculator uses the SDLT rates for England and Northern Ireland effective from April 2025. It includes rates for standard buyers, first-time buyers, and additional property surcharges. Scotland (LBTT) and Wales (LTT) have different systems — our calculator covers England and NI only. See our stamp duty guide for a full breakdown.

Where does the crime data come from?

Crime statistics come from Police UK (data.police.uk), which publishes street-level crime data for England, Wales, and Northern Ireland. How far back do sold prices go?

Our sold prices data comes from the HM Land Registry Price Paid dataset, which covers property transactions in England and Wales from January 1995 to the present day. Read our guide to checking sold prices.

What should I check before buying a property?

Key checks include flood risk, local crime rates, EPC rating, planning applications nearby, school catchment areas, transport links, ground rent and service charges (for leasehold), and recent sold prices of comparable homes. What is an EPC rating and why does it matter?

An Energy Performance Certificate (EPC) rates a property from A (most efficient) to G (least efficient). It affects running costs, mortgage eligibility (some lenders require a minimum rating), and future legal requirements for landlords. How do I check if a property is in a flood zone?

How much stamp duty will I pay?

Stamp duty depends on the purchase price, whether you are a first-time buyer, and whether it is an additional property. What is rental yield and what is a good yield?

Rental yield measures the annual rental income as a percentage of the property value. Gross yield uses total rent divided by price; net yield deducts costs like maintenance, insurance, and management fees. A gross yield above 5% is generally considered good for UK buy-to-let. Payments & Account

How do I pay for a report?

We accept all major credit and debit cards through Stripe, our secure payment processor. Simply enter the property address, choose your report tier, enter your email, and proceed to checkout.

Can I get a refund?

If your report fails to generate or contains significant errors, please contact us and we will either regenerate it or issue a refund. Due to the instant digital nature of the product, we cannot offer refunds for change of mind once a report has been successfully generated.

Do I need to create an account?

No account is required to purchase a report. We send your report link to the email address you provide at checkout. However, creating a free account lets you access your reports from a dashboard, view purchase history, and use the AI Chat feature more conveniently.

Is my payment information secure?

Yes. We never see or store your card details. All payments are processed by Stripe, which is PCI-DSS Level 1 certified — the highest level of payment security available. Your financial data goes directly to Stripe’s secure servers.

Do you offer discount codes?

Yes, we occasionally offer promotional discount codes. If you have a promo code, you can enter it at checkout before proceeding to payment.
