Birmingham, England

The typical property in B45

B45 covers Rubery and Rednal on the Worcestershire fringe of Birmingham, with the Lickey Hills country park as the southern boundary.

Area summary

B45 sits at the south-western edge of Birmingham, running up to the M5 at junction 4 and the Bromsgrove District Council boundary. The outcode covers Rubery, Rednal and parts of Cofton Hackett. Housing is mixed: interwar semis along the A38 Bristol Road South corridor, postwar council estates inland, and newer detached estates built from the 1990s onwards along the Lickey Road towards Cofton Hackett.

The Longbridge MG Rover site, immediately east in B31, is the major regeneration story of the area. Since the 2005 closure of MG Rover, the site has been redeveloped under the Longbridge Area Action Plan with new housing, retail, a Bournville College campus and a town centre. Longbridge station is the nearest rail option, on the Cross-City line into New Street. The Lickey Hills country park to the south is a Birmingham City Council-managed open space and a significant amenity.

Employment patterns are commuter into central Birmingham, the regenerated Longbridge site and the M5 corridor warehousing. Schools are Birmingham comprehensive and academy provision. Demographics skew towards working families.

Birmingham's citywide additional HMO licensing and Article 4 Direction on C3-to-C4 conversions both apply. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be more manageable on newer Cofton Hackett stock than on the older Rubery interwar belt.
