The typical property in AB10

AB10 covers Aberdeen's central core: Union Street, the Bon Accord and Trinity shopping centres, Union Terrace Gardens (reopened after redevelopment in 2022), Crown Street, the Holburn Street corridor and the south-western quadrant of the medieval city. The Granite Mile of Union Street is mostly retail and office at ground floor with residential above, and most of the inner residential streets are four- and five-storey Victorian tenement flats built between roughly 1850 and 1910.

The dominant employment anchor in the postcode is Robert Gordon University's Garthdee campus to the south-west and the various financial-services and professional firms along Union Row, Albyn Place and Carden Place. Aberdeen railway station sits immediately east in AB11, with hourly LNER services towards Edinburgh, Glasgow and London King's Cross.

Demand is mixed: investor-owner one- and two-bed flats serving the city-centre rental market, professional couples in the converted granite stock around Bon Accord Square and Albert Terrace, and a meaningful tail of student lets serving both RGU and the University of Aberdeen across the river. Prices in central Aberdeen have not recovered to their pre-2014 oil-downturn peak.

Buyers should know that much of the stock is leasehold flats with shared common parts, and that AB10 sits inside the Aberdeen city short-term let licensing area in force since 2024 under Scottish Government rules.
