The typical property in BH19

BH19 sits in Dorset Council and covers Swanage, Langton Matravers, Worth Matravers and surrounding Purbeck villages. Swanage is a small coastal town with a Victorian seaside character, a conservation area covering parts of the town centre, and the Swanage Railway (a heritage line). The Isle of Purbeck is a peninsula bounded by Poole Harbour, the English Channel and the Frome valley. The Jurassic Coast UNESCO World Heritage Site covers the coastline. Housing is mixed: older Purbeck stone cottages and terraces, Victorian and Edwardian seaside villas, postwar bungalows, and pockets of newer development.

There is no national rail station in BH19. Swanage station is on the heritage Swanage Railway. The closest mainline stations are Wareham (in adjacent BH20) and Poole (BH15). The Sandbanks Ferry (from BH13) is a key transport link.

Employment patterns include tourism, fishing, agriculture, the Purbeck stone quarrying industry and commuting to Wareham and Poole. Demographics skew older with a very significant retired and second-home population.

Dorset Council operates only mandatory HMO licensing. There is no equivalent to BCP's selective licensing. Holiday lets are subject to the proposed English short-term lets registration scheme. The Renters' Rights Act 2026 has abolished Section 21 evictions. The proposed 2030 EPC C standard, if enacted, will be a substantial cost on Purbeck stone solid-wall stock.
