AB39 covers Stonehaven and the Mearns coast immediately south of the city, including Cowie, Catterline and the surrounding farmland. Stonehaven is the principal town and one of the largest of the Aberdeen commuter belt.

Housing stock is mixed: Victorian and Edwardian terraced houses in the old harbour area and the streets around Mary Carnegie Park, substantial post-2000 estate development on the southern and western edges (Mackie Academy belt, Robert Street, Kirktown), and isolated coastal villas. The town's historic harbour and Old Town give it a distinct identity from other Aberdeen commuter towns.

Demand is anchored by the rail line into Aberdeen, Stonehaven station provides direct services in around 25 minutes, and by Mackie Academy's consistently strong attainment record.
