How to use UK sold prices data

Sold prices are the most reliable signal of what a property is actually worth, much better than asking prices or estate agent estimates, both of which are aspirational. The HM Land Registry Price Paid Data records every residential transaction in England and Wales since 1995, totalling tens of millions of sales. This tool surfaces the most recent 30 sales for any postcode you search.

The thing to understand is that "sold price" is what the property actually transferred at, not what it was listed for. The two can differ. UK properties typically sell for 93% to 98% of asking price, but in slow markets that can drop to 85% or lower. Comparing against sold prices rather than asking prices gives you a more realistic baseline.

For investment or purchase decisions, look at £/sqft comparisons within the same property type. A £400,000 mid-terrace isn't directly comparable to a £400,000 semi-detached or flat. What is the HM Land Registry Price Paid Data?
The official UK government register of every residential property transaction in England and Wales since 1995. Records include the sale price, date, full address, property type, tenure (freehold or leasehold), and whether it was a new build. The data is published monthly with about a 2-month lag and is the most authoritative source for UK sold prices.
Why are some sales missing?
A few categories of sale are excluded from the public register: properties bought below open-market value (gifts, transfers between family members), bulk transfers, and right-to-buy purchases. Sales that completed but haven't yet been registered with HMLR are also missing. Registration typically takes a few months, so the most recent month's data is always incomplete and fills in over time.
Does this cover Scotland?
No. The Land Registry Price Paid Data is England and Wales only. Scotland has its own property register (Registers of Scotland) and Northern Ireland uses Land and Property Services. We surface a clear note when you search a Scottish or NI postcode rather than just returning an empty list.
Why is the same property listed multiple times?
Each registered transaction (each time the property changed hands) is a separate row. A property sold in 2010 and again in 2024 will appear twice. This is intentional and useful. You can see the price history of a single property by cross-referencing the addresses.
What does 'Other' property type mean?
Properties that don't fit cleanly into the four main categories (Detached, Semi-detached, Terraced, Flat/Maisonette). Examples include unusual conversions, mixed-use buildings (commercial ground floor with residential above), and some new-build developments registered under bulk schemes.
Can I see the buyer or seller name?
No. Names of individuals don't appear in the public Price Paid Data for privacy reasons. The full Title Register, which does include the registered proprietor, can be ordered from gov.uk for £3 per title. How do I check if a price is fair?
Compare against multiple recent sales in the same postcode and similar property type. £/sqft is the most useful comparison if floor area is available, since it normalises for size differences.
